Buying a home or renting in India, explained

The price of a home is where its cost starts, not where it ends. These guides add up the rest, show what a salary and a down payment each allow, and set renting and buying side by side on the same figures.

The basics

The price is not the cost

Stamp duty, registration, brokerage, furnishing and the interest on the loan all sit on top of the sticker price. Stamp duty and registration charges vary by state and by property.

Two limits decide what a loan allows

A lender caps the EMI at a share of income and funds only part of the property’s price. The price a buyer can reach is set by whichever limit is lower: what the income supports, or what the down payment allows.

Renting versus buying is a question about time

Buying starts behind, because the down payment and the charges leave on day one. Whether and when it catches up depends on how long you stay, the loan rate and how the property’s price moves, which nobody can know in advance.
