What is the EMI on a home loan of ₹10 lakh to ₹1 crore?
By Vijay Singh Sinhmar · Fintech automation specialist, 8 years in finance · Published 2026-10-12
At 8.5% over 20 years, every ₹10 lakh of home loan costs about ₹8,678 a month: ₹30 lakh is ₹26,035, ₹50 lakh is ₹43,391 and ₹1 crore is ₹86,782. A 30-year term lowers the EMI and raises the interest. The rate is an example, not a quote: use your own lender’s figure.

Why the EMI scales with the loan, and the interest with the term
At one rate and one term, the EMI is the same multiple of the amount borrowed, so doubling the loan doubles the EMI. The term works differently: stretching 20 years to 30 lowers the EMI by about a ninth but adds roughly two thirds more interest, because the same money is borrowed for longer.
Most Indian home loans are on floating rates, so the rate you start on is rarely the one you finish on. Which term suits you depends on how much room your month has, which only you know.
